Every client and project is unique and so we approached them accordingly in initial meetings and in developing feasibility studies.

Generally, we use the following process in addressing a project:

1. Site visit, meeting with client and establishment of client brief, requirements
and budget. (No Fee).

2. Presentation of Fee Proposal, stating Feasibility Study Fee and Project Fee Structure (usually based on a percentage of the construction costs), as per the Royal Australian Institute of Architects "Fee Guide" and provision of the "Working with your Architect" brochure published by the Architects Registration Board of Victoria. (No Fee).

3. Feasibility Study - to determine design response and approach to the project are mutually acceptable - includes:

  • Analysis of project design/building options based on existing documentation.
  • Preparation of concept sketches (site plan/outline floor plan, sketch view(s)/images.)
  • Preparation of a Preliminary Opinion of Probable Costs.(Fixed Fee)

Following a successful "Feasibility Study", three Stages are generally followed.

Stage 1- Schematic design ... more/less.

  • Review of client brief,
  • Site visit, measured survey, photographic survey and measured drawing,
  • Sketch Design (plans/layout, sketch views/images)
  • Recommendation of Consultants e.g. Structural Engineer, Building Surveyor, Land Surveyor.
  • Review of Preliminary Opinion of Probable Costs,
Architects Fees / Time = approx. 15%of work

Stage 2- Design Development... more/less.

  • Preparation of Developed Design to adequately explain the design,
  • Interior design sketches (ie: reception, entry areas,).
  • Preparation of documents sufficient to lodge a Town Planning Permit Application as required.
  • Lodgment of application on client's behalf and answering Council queries.
  • Preliminary discussions with Consultants e.g. Structural Engineer, Building Surveyor, Land Surveyor.
  • Review of Probable Construction Costs and Project Program
Architects Fees / Time = approx. 15% of work

Stage 3- Contract Documentation ... more/less.

  • Preparation of contract documents (ie: drawings, details, schedules, specifications and reports) sufficient for tendering and construction,
  • Preparation of documents for Building Permit Application.
  • Co-ordination of Consultants e.g. Structural Engineer, Building Surveyor, Land Surveyor.
Architects Fees / Time = approx. 40% of work

Stage 4- Contract Administration/ Building Permit Application ... more/less.

  • Calling for Tenders, analysis and advice in respect of tender prices received and subsequent negotiations,
  • Lodging of Building Permit Application on client's behalf and answering regulatory queries.
  • Preparation of documents and arrangements for the execution of a building contract.
  • Administering the contract and inspection of the works including, as appropriate, supply of information, checking claims, dealing with claims for extensions of time and other matters arising from the building contract.
  • Co-ordination and integration of Consultants services as appropriate.
Architects Fees / Time = approx. 30 % of work

Excluded from Architectural fees:
Local Authority and Permit Application fees, Consultants fees.

This reflects the processes outlined in the Royal Australian Institute of Architects "Client/Architect Agreement".
